Adecco is currently hiring a full-time detail-oriented and organized Property Accountant to join our client’s finance team in Edmonton, AB. This role is essential in managing and processing incoming payments, maintaining accurate records, and supporting overall financial health through efficient invoicing and collections.

  • Pay rate: $28-$35/hour

  • Shifts: Monday-Friday 8:00am-4:30pm

  • Job type: 3-month contract | Full-time

Responsibilities:

  • Prepare monthly financial reports and packages, including income statements, balance sheets, and cash flow statements.

  • Ensure accuracy and completeness of financial information.

  • Post all necessary journal entries to record transactions accurately and maintain up-to-date books of accounts.

  • Ensure compliance with accounting principles and company policies.

  • Perform regular bank reconciliations for all property-related accounts.

  • Investigate and resolve any discrepancies identified during the reconciliation process.

  • Monitor cash inflows and outflows for the property.

  • Implement effective cash management strategies to optimize cash flow.

  • Monitor accounts receivable balances and ensure timely and accurate reconciliation.

  • Work with tenants to resolve any outstanding receivables and minimize delinquencies.

  • Post tenant rent payments and other transactions to the tenant's ledger accurately and in a timely manner.

  • Prepare deposit slips for tenant payments and ensure proper documentation.

  • Monitor accounts payable balances and review invoices and payment requests for accuracy and compliance.

  • Process payments to vendors and contractors in a timely manner.

  • Post move-out changes and process security deposit refunds in compliance with legal requirements and company policies.

  • Ensure accurate and timely processing of move-out transactions.

  • Set up new properties in the Yardi property management system accurately and efficiently.

  • Ensure all property-related information is recorded correctly in the system.

  • Set up new tenants in the Yardi system, including lease information, billing details, and tenant contact information.

  • Maintain accurate tenant records in the system.

  • Set up automatic payment workflows (APW) in the Yardi Elevate system to automate rent collection and payment processing.

  • Ensure proper configuration and functionality of APW processes.

  • Post returned or insufficient funds (NSF) received from tenants on the Rent Café platform accurately and in a timely manner.

  • Follow up with tenants to resolve payment issues and ensure proper recording of NSF transactions.

  • Coordinate the set-up or cancellation of utility services for properties.

  • Ensure accurate billing and timely communication with utility providers.

  • Prepare and file non-residence tax returns for properties as required by relevant tax authorities.

  • Ensure compliance with tax regulations and deadlines.

  • Prepare and file Goods and Services Tax (GST) returns for properties.

  • Ensure accurate reporting and compliance with GST regulations.

  • Coordinate the annual invoicing of property taxes for properties.

  • Ensure accurate and timely payment of property taxes.

  • Manage the off-boarding process for properties, including financial reporting, reconciliations, and documentation.

  • Assist in the preparation of annual property budgets and forecasts.

  • Provide financial data and analysis to support budgeting and planning activities.

Qualifications:

  • Must have experience working in Property Management.

  • Must be proficient in Yardi.

  • Must be legally eligible to work, and reside in Canada.

  • Bachelor's degree in Accounting, Finance, or a related field.

  • CPA designation or in progress is highly desirable.

  • Minimum of 3 years of experience in property accounting or related field.

  • Strong knowledge of accounting principles and financial reporting.

  • Proficiency in accounting software (e.g., Yardi, QuickBooks) and MS Excel.

  • Excellent attention to detail and accuracy.

  • Strong organizational and time management skills.

  • Excellent communication and interpersonal skills.

  • Ability to work independently and collaboratively as part of a team.
