Role Overview:

The Project Manager will be responsible for overseeing the planning, execution, and completion of 30 Storey Mixed-Use high-rise project in the London region. The ideal candidate will have extensive experience managing 15 Storey plus high-rise projects from start to finish.

Key Responsibilities:

Under the guidance of the Construction Director, the candidate manages and oversees assigned projects from development to completion. They are responsible for planning, executing the project, and representing the developer in meetings with General Contractors (GC) and trades.

Key responsibilities include:

  • Leading the execution of assigned projects.

  • Collaborating with the Project Manager-Development to review project scopes for standardized and efficient construction.

  • Professionally introducing and evaluating value engineering ideas at the predevelopment stage.

  • Reviewing and comparing budgets submitted by GCs and challenging them based on overall project goals for the group.

  • Ensuring adherence to budget and schedule.

  • Coordinating with professionals (e.g., Architects, Engineers) during construction to ensure timely and cost-effective directives, and escalating cost-related issues to the Director if necessary.

  • Supervising daily on-site activities, addressing problems, and working with GCs to find cost-effective solutions.

  • Representing the developer at project site meetings and providing project updates, including schedules, to the Construction Director.

  • Managing contracts and validating the Scope of Work prepared by GCs.

  • Overseeing team follow-up and managing units' delivery readiness, pre-delivery inspections, and correction of deficiencies.

  • Managing the Associate Project Manager and Site Coordinator.

  • Coaching, training, and supporting the team in their development and project-related tasks.

  • Evaluating the performance of direct reports and proposing corrective actions as needed.

    Requirements:

  • Degree in Engineering, Architecture, or Construction Management.

  • Minimum of 5 years' experience managing high-rise construction sites or in similar roles with GCs or owners.

  • Proven understanding of construction processes and practices.

  • Experience in people management.

  • Strong negotiation skills with trades and suppliers on non-standard prices and contract surcharges.

  • Ability to influence decisions and demonstrate leadership without authority.

  • Strong organizational skills, judgment, and attention to detail.

  • Ability to manage multiple and potentially conflicting priorities.

  • Familiarity with Procore or similar construction management software.

  • Experience working with various sub-trades representatives (e.g., owners, PMs, foremen).

  • Flexibility to oversee projects and perform hands-on, front-line duties as needed.

  • Availability to work during weekends or nights as required.

  • Willingness to travel to and between construction sites, with a valid driver's license and vehicle.

Work Environment:

  • The role requires a majority of office-based work with a few on-site project managements, depending on project needs.
